As the months have raced by on the 2015 calendar, homes appeared to be selling like hotcakes. Median sales prices were showing strong year over year gains. And some homes and condos were selling within hours or days of hitting the market.

This, after years of depressed home values and slow sales following the nation's worst recession. Suddenly, homeowners began to see the light glimmering at the end of the tunnel. Optimism replaced their previous pessimism when guessing the value of their home, and old tendencies seen during the housing market boom before the recession again emerged. Homeowners began to over-value their homes in their minds.

For Immediate Release: October 20, 2015 

(Daytona Beach, FL) – Both sales and prices were up substantially during September 2015, when compared to market activity both one month earlier and during the same month a year earlier.

According to the Daytona Beach Multiple Listing Service (MLS), for the month ending on September 30, 2015, 437 existing single-family homes (detached) were sold in the Daytona Beach area with a median home sales price of $180,000. 

As part of the overall sales and median price increases, Year over year comparisons also showed surges in luxury home sales priced over $500,000 and executive home sales priced $250,000 to $500,000 during September 2015.

Florida Home Prices Rising

In the latest Rent vs. Buy Report from Trulia, they explained that home ownership remains cheaper than renting with a traditional 30-year fixed rate mortgage throughout the 100 largest metro areas in the United States. 

The updated numbers actually show that the range is from an average of 16% in Honolulu (HI), all the way to 55% in Sarasota (FL), and 35% Nationwide!

The other interesting findings in the report include:

  • Interest rates have remained low and even though home prices have appreciated around the country, they haven’t greatly outpaced rental appreciation. “In the past year, these two trends have made home ownership even more affordable compared with renting.”
  • Some markets might tip in favor of renting if home prices increase

(Daytona Beach, FL) – An analysis by The Wyse Condo Team at Keller-Williams Realty in Port Orange, FL, showed sales of condos and condotels in the Daytona Beach area were flat in September, compared to a year earlier. Median sales prices for condos remained flat month over month but down by roughly 10 percent year over year.
