It's better now than it was during the height of the Great Recession when foreclosures were at an all time high (2008-2010 or so). But Florida still has some progress to make in catching up with the rest of the country when it comes to foreclosures.

The nation is getting back on track with its foreclosure situation, according to the latest report from RealtyTrac. The Year-End 2015 U.S. Foreclosure Market Report found that in 2015 there were just shy of 1.1 million foreclosure filings (which includes default notices, scheduled auctions and bank repossessions). The number is down slightly, by about 3 percent, from filings in 2014 and down 62 percent from filings in 2010 when the housing crash put almost 2.9 million homes into a state of foreclosure flux.

It matters a great deal how your house appears when visitors come through on a tour. And your willingness or unwillingness to accommodate buyers' schedules can definitely make or break a deal. Watch as Ron explains:

2015 Single Family Home Sales Soared – Double Digit Y-O-Y Gains

(Daytona Beach, FL) – According to the Daytona Beach Multiple Listing Service (MLS), for the month ending on December 31, 2015, 401 existing single-family homes (detached) were sold in the Daytona Beach area with a median home sales price of $178,850. Those figures represent a 9.5 percent increase in total sales and a nearly 12 percent increase in median sales price, year over year.

“This was a great way to end the year,” said Daytona Beach area Realtor Ron Wysocarski, leader of The Wyse Home Team at Keller-Williams Realty in Port Orange, FL.

The strong sales in December mirrored the happy tone of the overall 2015 real estate market in the Daytona Beach area.

Do you have a home worth somewhere in the ball park of $100,000 to $150,000? Would you like to upsize to something bigger? Shorten your daily commute? Be closer to family? Or, maybe it's time to downsize for your retirement?

Then, now is the time to consider listing your home!

The housing crisis is finally in the rear view mirror as the real estate market moves down the road to a complete recovery. Home values are up. Home sales are up. Distressed sales (foreclosures and short sales) have fallen dramatically. It seems that 2016 will be the year that the housing market again races forward.

There is one problem, though. There are thousands of first time homebuyers and families with limited budgets maneuvering in our market and not enough homes
