Discussion of market pauses, "breathers," slowdowns and questions about a potential housing bubble sprouting have begun to emerge in recent weeks, despite expert predictions just a month or two ago indicating Florida should expect a booming year in real estate. 

While the big dogs at the nation's largest industry watching organizations continue to study the trends and report reassuring findings, local real estate agents around the Florida say they have begun to see trends that warrant a measure of caution among buyers, sellers and agents alike. 

The Miami Sun Sentinel reported this week that South Florida real estate agents "say they're noticing a shift in the market that's giving buyers more leverage than they've enjoyed in the past few years."

More tourists flooded the greater Daytona Beach area in Volusia and Flagler county last year than ever before in the area's history, state and local officials announced this week. 

More than 9.5 million people visited the area in 2015, tourism officials said. That's 400,000 more visitors than in 2014 and up about 1.5 million visitors from just a few years ago. 

The recovering economy, cheap gas and an especially harsh winter elsewhere in the nation coupled with some great online marketing is being credited for the success.

In 2015, a Harvard study warned renters and potential buyers that rising rents would be the status quo for the foreseeable future. The researchers' numbers weren't lying. At least not so far.

The World Property Journal reported this month that the latest stats on rental rates show rents skyrocketing in Florida and elsewhere around the country. Topping the list for the highest rental rate increases in the nation during the last quarter of 2015 was the South Florida market with over a 25 percent increase in rental rates. Unfortunately, the problem isn't limited to South Florida. The greater Daytona Beach area ranked 4th in the nation with a nearly 15 percent increase in rental rates. Median Home Prices Up Dramatically In January 

 

(Daytona Beach, FL) –January home sales were strong and steady in the Daytona Beach area, with the total number of sales up slightly over last year. Meanwhile, the market saw a double digit increase in median sales prices last month. 

According to the Daytona Beach Multiple Listing Service (MLS), for the month ending on January 31, 2016, 304 existing single-family homes (detached) were sold in the Daytona Beach area with a median home sales price of $178,250. Those figures represent a 3.4 percent increase in total sales and a whopping 24 percent increase in median sales price, year over year.

An onslaught of home buyers are about to roll in to Florida, including the greater Daytona Beach area. That's the message that went out during a recent gathering of the Florida Realtors Association and hundreds of real estate agents from around the state. And realtors here aren't the only ones who think a market rush is impending.

 "Florida is positioned to become one of the hottest spots in the country with rising demand, positive gains in recovery, really good fundamentals and positive momentum," said Jonathan Smoke, chief economist of Realtor.com.

What that means for buyers and sellers is this: 

"For homebuyers, this is quite literally the year to buy a home - and the same is true for sellers who want to sell and buy another home," Smoke said.

(Daytona Beach, FL) – An analysis by The Wyse Home Team at Keller-Williams Realty in Port Orange, FL, showed sales and prices of condos and condotels in the Daytona Beach remained strong and steady in January, compared to a year earlier. According to the Daytona Beach Multiple Listing Service (MLS), there were 88 condo sales in January, just 2 sales less than were closed in 2015. Median sales prices, meanwhile, rose by over 8 percent to 155,500. 

“Condo Sales were strong and steady in January, which is typically a slightly slower month for condo sales in the Daytona Beach area,” said Ron Wysocarski, CEO of The Wyse Home Team at Keller Williams Realty in Port Orange.
