Home buyers around the greater Daytona area continue to find themselves in bidding wars and local sellers are still seeing offers at or above list price. But that's about to end. 

Major news outlets are reporting that hot housing markets in areas like California, Seattle, and Texas have slowed dramatically and the numbers are headed toward what a Bloomberg article recently called the "broadest slowdown in years."

"This could be the very beginning of a turning point," Robert Shiller, a Nobel Prize-winning economist known for predicting dot-com and housing bubbles, told Bloomberg in an interview.

Single family home sales fell around the greater Daytona Beach area in June.

For the month ending on June 30, 2018, the Daytona Beach Multiple Listing Service (MLS) reported that 476 existing single-family homes (detached) were sold in the greater Daytona Beach area with a median home sales price of $220,000. It amounts to a 5.3 percent decrease in sales compared to the same month last year. It’s a 7.2 percent decrease in single family home sales totals from May. Median sales prices, meanwhile, were up slightly by just over 2 percent in annual comparisons. However, median prices were down by about 3 percent compared to home sales in May. The Daytona area condo market saw sales levels recover in June, after a tough tumble in condo sales occurred the month prior.    

An analysis of Daytona Beach Multiple Listing Service (MLS) data by Wyse Home Team Realty showed there were 151 condo units sold around the Daytona Beach area in June. During the same month last year, MLS data shows 134 condo units were sold. The June sales totals were a dramatic improvement over May, when sales plummeted to just 128 condo units sold in the greater Daytona Beach area. Year to date, sales are down nearly 3 percent over last year.

Single family home sales and median sales prices rose around the greater Daytona Beach area in May.

For the month ending on May 31, 2018, the Daytona Beach Multiple Listing Service (MLS) reported that 513 existing single-family homes (detached) were sold in the greater Daytona Beach area with a median home sales price of $227,500. It amounts to a 6.2 percent increase in sales and a 5.8 percent rise in median sales prices, compared to the same month last year. In month-over-month comparisons, home sales were up by 12.7 percent and median prices remained flat.  Year to date, home sales are up slightly by 3 percent and median sales prices are up a nearly 11 percent compared to the first five months of 2017.

The Daytona area condo market took a hard hit in May, when sales plummeted by more than 26 percent in year-over-year comparisons.   

An analysis of Daytona Beach Multiple Listing Service (MLS) data by Wyse Home Team Realty showed there were just 128 condo units sold around the Daytona Beach area in May. During the same month last year, MLS data shows some 175 condo units were sold. Condo sales were also down compared to April, when 143 condo units were sold in the Daytona Beach area.

“The numbers are down dramatically, but our hope is that this is an anomaly and not a forecast of the future,” said Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange.
