Stronger Daytona Area Home Sales In September

Single family home sales were stronger in September across Daytona Beach area.

For the month ending on September 30, 2019, the Daytona Beach Multiple Listing Service (MLS) reported that 418 existing single-family homes (detached) were sold in the greater Daytona Beach area with a median home sales price of $249,900. That’s 4.5 percent higher than sales were in September 2018. Year to date, home sales are a handful higher than they were around this time last year.

The median sales price in September also was up, in both monthly and annual comparisons. In fact, MLS reports show the median sales price rose by nearly 8 percent over September 2018. Year to date, the median sales price remains 5.5 percent higher than it was during the first 9 months of last year. And sales volume is up 8.6 percent compared to the first 9 months of 2018, according to MLS reports.

  • September 2019: 418 sales, $249,900 median sales price.
  • September 2018: 400 sales, $231,450 median sales price.
  • August 2019: 473 sales, $245,900 median sales price.
  • August 2018: 493 sales, $231,000 median sales price.
  • Year-To-Date 2019: 3966 sales, $1,158,903,448 sales volume, $240,695 median sales price.
  • Year-To-Date 2018: 3958 sales, $1,066,486,698 sales volume, $228,000 median sales price.

“September home sales were definitely lower than in August,” said Daytona Beach Area Realtor Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange, FL. “But that’s expected. A sharp drop in single family home sales is typical in September, as local students and families are busy getting settled into a new school year.”           

Inventory levels dropped again slightly September. The total number of homes that were active on the MLS at some point during September was down by 3 percent in monthly comparisons, and down 5 percent in annual comparisons. Year to date, the inventory of single family homes listed on the MLS is up, but only by about 2 percent.

  • September 2019 Inventory: 2228 single family home listings were active at some point during the month
  • August 2019 Inventory: 2300 single family home listings were active at some point during the month. 
  • Year-To-Date 2019 Inventory: 7578 single family home listings were active at some point during the period.
  • Year-To-Date 2018 Inventory: 7403 single family home listings were active at some point during the period.

Wyse Home Team Realty also analyzed data for key areas where homebuyers shop. Median sales prices were particularly strong in Ormond Beach and on the Beachside. But New Smyrna Beach held it’s rank as being home to the highest median sales price at $382,794.

  • Ormond Beach: 105 sales, $299,000 median sales price.
  • Mainland Daytona (Including Holly Hill and South Daytona): 70 sales, $166,000 median sales price.  
  • Beachside (Ormond By The Sea to Ponce Inlet):  47 sales, $285,000 median sales price.
  • Port Orange: 80 sales, $237,000 median sales price.
  • New Smyrna Beach: 36 sales, $382,794 median sales price.
