Daytona Beach Area Single Family Home Sales August 2022

Median sales prices increased slightly as Daytona Beach area home sales also increased in August.

An analysis of Daytona Beach Multiple Listing Service (MLS) data by Wyse Home Team Realty showed that 410 existing single-family homes (detached) were sold in the Daytona Beach area with median home sales price of $397,750. That’s a 15 percent decrease in total home sales from August 2021 and it’s 5 percent higher than home sales just one month prior.  Total sales volume was up by 4 percent compared to August 2021 and was nearly 11 percent higher than home sales volume in July.

According to MLS reports, the median home sales price in the Daytona Beach area increased to $397,750 during August. It’s 20 percent higher than the median home sales price was during the same month last year.

  • August 2022: 410 sales, $195,861,215 sales volume, $397,750 median sales price.
  • August 2021:  481 sales $188,174,972 sales volume, $330,000 median sales price.
  • July 2022: 390 sales, $177,265,747 sales volume, $382,500 median sales price.
  • July 2021:  513 sales $207,679,710 sales volume, $325,000 median sales price.
  • Year-To-Date 2022: 3327 sales, $1,492,674,218 sales volume, $375,000 median sales price.
  • Year-To-Date 2021: 3876 sales $1,463,455,163 sales volume, $309,900 median sales price.

The inventory levels of available homes listed for sale in the Daytona Beach increased in August with the MLS reporting that there were roughly 95 more homes on the market than were available in July. There were 16 percent more homes available this year than were available in August last year. Though the gap is closing, the number of detached single-family homes listed on the MLS year-to-date is still down 5 percent from the same period in 2021.

  • August 2022 Inventory: 1543 single family home listings were active at some point during the month.
  • August 2021 Inventory: 1323 single family home listings were active at some point during the month.
  • July 2022 Inventory: 1448 single family home listings were active at some point during the month.
  • Year-To-Date 2022 Inventory: 5114 single family home listings were active at some point during the period.
  • Year-To-Date 2021 Inventory: 5375 single family home listings were active at some point during the period.

Wyse Home Team Realty also analyzed data for key areas where home buyers’ shop. The reports show sales and prices were down slightly in Ormond Beach. Port Orange home sales increased more notably in August,. And beachside held it’s August ranking with the highest the median sales price during August, at $402,450.  

  • Ormond Beach: 90 sales, $452,500 median sales price.  
  • Mainland Daytona (Including Holly Hill and South Daytona): 71 sales, $289,900 median sales price.
  • Beachside (Ormond By The Sea to Ponce Inlet):  43 sales, $490,000 median sales price.
  • Port Orange: 72 sales, $412,500 median sales price.
  • New Smyrna Beach: 50 sales, $402,450 median sales price.
