Daytona Beach Home Sales - April 2021

An analysis of Daytona Beach Multiple Listing Service (MLS) data by Wyse Home Team Realty showed that 527 existing single-family homes (detached) were sold in the Daytona Beach area with median home sales price of $295,000. That’s a 45 percent increase in total home sales and an 18 percent increase in the median sales price, compared to April 2020, when all but the state’s most essential businesses were shut down to prevent the spread of COVID-19. Total sales volume was up by nearly 68 percent in year-over-year comparisons.

In monthly comparisons, MLS reports show the median home sales price fell slightly, by just shy of 5 percent over march and home sales rose 1.5 percent during that time.  

    • April 2021: 527 sales, $196,017,866 sales volume, $295,000 median sales price.
    • April 2020:  362 sales $116,806,236 sales volume, $250,000 median sales price.
    • March 2021: 519 sales, $193,280,398 sales volume, $310,000 median sales price.
    • March 2020:  488 sales $139,698,293 sales volume, $250,000 median sales price.
    • Year-To-Date 2021: 1828 sales, $656,971,213 sales volume, $291,250 median sales price.
    • Year-To-Date 2020: 1530 sales $458,510,217 sales volume, $250,000 median sales price.

“Given the situation we were facing during April last year, it’s no surprised we surpassed those numbers in April,” said Daytona Beach Area Realtor Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange, FL. “The real estate market continues to move at a frenzied pace in Volusia and Flagler Counties.”    

The inventory levels of available homes listed for sale in the Daytona Beach area fell another 1.2 percent from March to April, according to MLS data. And the number of available homes in April was 46 percent lower than it was in April last year.

    • April 2021 Inventory: 1155 single family home listings were active at some point during the month
    • April 2020 Inventory: 2135 single family home listings were active at some point during the month
    • March 2021 Inventory: 1170 single family home listings were active at some point during the month
    • Year-To-Date 2021 Inventory: 2923 single family home listings were active at some point during the period.
    • Year-To-Date 2020 Inventory: 4011 single family home listings were active at some point during the period.

Wyse Home Team Realty also analyzed data for key areas where home buyers shop. The reports show more home buyers closed deals during April in Port Orange, where sales and the median sale price rose. Sales and prices fell slightly in the mainland areas of Daytona and on the beachside. New Smyrna Beach was home to the highest the median sales price at $422,500.  

    • Ormond Beach: 127 sales, $349,900 median sales price.  
    • Mainland Daytona (Including Holly Hill and South Daytona): 63 sales, $225,000 median sales price.
    • Beachside (Ormond By The Sea to Ponce Inlet):  66 sales, $327,500 median sales price.
    • Port Orange: 105 sales, $320,000 median sales price.
    • New Smyrna Beach: 98 sales, $422,500 median sales price.
